Local knowledge
Working in Battersea
Battersea was built piecemeal by dozens of separate Victorian building estates rather than one developer, and it shows. Between the Commons you get the prized wide terraces of Mallinson, Kyrle and Leathwaite Roads, mostly extended into basements and lofts by now; Shaftesbury Park and Latchmere are grids of small artisan cottages; and Prince of Wales Drive faces the park with grand red-brick mansion blocks run by porters.
Behind all of that sit large post-war estates including the Winstanley and Doddington, and along the river the Nine Elms and Power Station towers have added thousands of high-specification apartments. Each of those needs a different way in: a porter's lodge, a booked goods lift, or a basement kitchen two floors below the front door, so we settle access before the day rather than on the doorstep.
Porters, passes and goods lifts
Prince of Wales Drive is arranged through the porter's lodge with a separate service lift and no park-side parking; the Nine Elms and Power Station towers need a booked goods-lift slot and a signed-in contractor pass. Turn up without one and it's an hour lost in the loading bay.

Questions
Common questions in Battersea
Is the end of tenancy price really fixed?
Yes: fixed by property size and agreed before we start. A studio is £156, a one-bed £207, up to £425 for four bedrooms. Carpets and ovens are priced separately because not everyone needs them.
I'm in one of the riverside towers. How does access work?
Nine Elms and the Power Station need a booked goods-lift slot and a signed-in contractor pass, and arriving without one means an hour lost in the loading bay. Give us the building name when you book and we arrange the slot and the pass in advance.
What about the Prince of Wales Drive mansion blocks?
Those are arranged through the porter's lodge rather than the flat. They have a separate service lift and no parking at all on the park side, so we clear the visit with the porter and plan the load-in from the road behind.
There's damp in my basement kitchen. Can you help?
It's the standard Between-the-Commons problem: those houses are nearly all extended into the basement, which puts the kitchen and utility below ground with limited ventilation and a genuine damp and condensation issue. We clean around it properly and tell you honestly what will and won't hold.
Do you charge extra for evenings or weekends?
No. We work seven days, 8am to 8pm, at the same rates. Water here is hard, so limescale on taps, screens and kettles takes longer than people expect, so we budget the descaler dwell time in. We bring our own machines and materials too.
